Case Study: Furnishing a Vacant Riverdale Loft for $2,500
Vacant Riverdale Loft: Combining Luxury and Budget Furniture for Home Staging
October 26, 2026
A converted industrial loft has a character of its own. Exposed brick, timber beams, visible ductwork, concrete floors and oversized windows create an architectural setting that calls for a thoughtful approach to furniture selection. Rather than concealing these features, the right furnishings can complement them, introducing comfort and softness without diminishing the industrial character that makes loft living so appealing.
This was the approach taken in a vacant loft at 68 Broadview Avenue in Toronto's Riverdale neighbourhood, professionally staged by Stage73design using rental furniture supplied by Rent WOW!!!
The furniture rental cost for the entire project was $2,500 for one month, with no extensions required. The selection combined pieces from our Absolutely WOW!!! Luxury Collection and WOW!!! on a Budget Value Collection, demonstrating that a well-coordinated interior does not depend on furnishing every room with premium-priced pieces.
Working With the Loft's Industrial Character
The property's exposed brick walls, substantial timber beams and open floor plan established a strong visual identity. Furniture selection needed to respect that identity while making the living areas comfortable and inviting.
In the living room, Stage73design selected our Cibel five-piece sectional, providing generous seating without the visual weight of traditional upholstered furniture. Two Libby accent chairs, with their slender metal frames, echoed the loft's industrial details while their upholstered seats and backs softened the overall appearance. Two Moffat end tables continued the contemporary look, while an 8' × 10' cream area rug RG318 helped define the seating area within the open floor plan.
The professional stager completed the arrangement with artwork, cushions and decorative accessories, introducing texture and colour against the loft's predominantly neutral palette.

Combining Luxury and Value in the Dining Area
One of the most effective examples of mixing our two collections appeared in the dining area.
The 87-inch Eclipse dining table, from our Absolutely WOW!!! Luxury Collection, provided the substantial proportions needed to complement the loft's soaring timber ceilings and exposed structural beams. Its contemporary design was paired with eight Lexie dining chairs from our WOW!!! on a Budget Value Collection.
The result was a coordinated dining arrangement that suited the property's scale without requiring every piece to come from the luxury collection.
This illustrates an important principle of furniture rental: a statement piece can establish the character of a room, while carefully selected, more economical furnishings complete the arrangement without compromising the overall presentation.

Creating a Functional Home Office
A bright corner beside the loft's large industrial-style windows became a dedicated workspace.
Our Twain desk, with its wood-look finish and metal legs, complemented the surrounding architectural details. Instead of a conventional office chair, Stage73design selected another Lexie dining chair, demonstrating the versatility of rental furniture and the value of considering pieces beyond their original categories.
Both items came from our WOW!!! on a Budget Value Collection.
The compact arrangement established a recognizable home office without requiring substantial additional furniture or interrupting the openness of the loft.

Softening the Industrial Bedroom
The bedroom provided an opportunity to introduce softer textures against the property's exposed ductwork, timber ceiling and concrete flooring.
Rent WOW!!! supplied a Studio King headboard, King demo mattress with railings, two Norris night tables, a Patricia accent chair and a 7' × 10' area rug RG221. All were selected from our WOW!!! on a Budget Value Collection.
The upholstered headboard, bouclé chair and light-coloured rug introduced softness and warmth, while the dark night tables and the chair's slender legs maintained a connection with the loft's contemporary industrial aesthetic.
Additional furnishings and accessories supplied by the professional stager completed the bedroom.
The result illustrates how texture, proportion and contrast can create an inviting bedroom without relying on expensive furniture throughout.

Industrial Details in the Kitchen
The kitchen's exposed timber ceiling, pendant lighting and large island already provided a strong architectural foundation.
Four Metallica counter stools, with their white metal construction, were a natural complement to the industrial setting. Their clean lines provided casual seating without adding unnecessary visual weight.
A Jax bench was also placed in a corner of the kitchen, introducing another practical seating option.
Both the stools and bench came from our WOW!!! on a Budget Value Collection, continuing the project's emphasis on selecting furniture according to its suitability rather than its price category.

The Rental Budget: $2,500 for One Month
One of the most notable aspects of this project was the cost of the furniture rental.
For $2,500, Rent WOW!!! supplied the selected furnishings for the living room, dining room, home office, bedroom and kitchen, including seating, tables, a desk, a headboard, a demonstration mattress with railings and area rugs.
The rental period was one month, and no extension was required.
The $2,500 represents the total Rent WOW!!! furniture rental cost, not the professional stager's fee or the cost of additional furniture and decorative accessories supplied by Stage73design.
What makes the project particularly interesting is not simply the amount spent, but how the furniture was selected. The substantial Eclipse dining table provided a luxury focal point, while budget-conscious pieces worked alongside it throughout the property. Metal-framed chairs and stools complemented the industrial architecture, while upholstered seating, bouclé textures and light-coloured rugs introduced comfort and warmth.
The Result
The completed staging presented the vacant loft as a series of comfortable, functional living spaces while preserving the architectural character of the former industrial building.
The property was reported sold for $1.025 million. Although a sale cannot be attributed to furniture rental alone, this project demonstrates how a carefully selected combination of luxury and value furnishings can support a professional staging presentation within a defined rental budget.
For Rent WOW!!!, the case illustrates an approach we regularly encourage: choose furniture according to the property, its proportions and the intended presentation, rather than assuming that every room requires the most expensive pieces.
